Start with the life you want

Before looking at individual homes, I ask buyers how they expect to spend an ordinary week. Do you want restaurants and events nearby? Is boating important? Are you looking for golf, social activities, privacy, newer construction, or easy airport access? Those answers help narrow a very broad market.

Punta Gorda is known for its harborfront setting, downtown, marinas, parks, and nearby Punta Gorda Airport. Port Charlotte stretches across a larger area with established neighborhoods, waterfront options, gated communities such as Riverwood, and convenient access north toward Englewood and North Port.

Look beyond the list price

A smart Florida home search should consider the ongoing cost and condition of the property. Insurance availability, flood considerations, association fees, roofs, windows, electrical systems, plumbing, HVAC equipment, pools, seawalls, and inspections can all affect the decision.

I help buyers identify the questions to ask and connect with qualified professionals when specialized answers are needed.

Visit more than once if you can

A neighborhood can feel different in the morning, at sunset, during an event, or after a summer rain. When possible, explore the route to the places you will actually use—groceries, healthcare, restaurants, beaches, airports, and the people you plan to visit.

My Dawn Around Town page is a good starting point for experiencing the restaurants, waterfront destinations, businesses, and local character that Steve and I enjoy.

Let the search reflect your priorities

There is no single best neighborhood for everyone. My role is to help you compare the homes and communities honestly, understand the tradeoffs, and find a place that feels like your version of Southwest Florida.
